Kao Park grows health-tech hub with second NHS tenant

Capreon, the real estate division of the Noé Group, has completed its second significant healthcare office space letting at the Kao Business Park to the Hertfordshire Partnership University NHS Foundation Trust. The letting demonstrates the continued appeal of Kao Park and its surrounding data infrastructure as the country moves out of the COVID-19 pandemic and begins to return to office working. The long-term deal will see the NHS Trust establish a new satellite West Essex hub as it moves a range of specialist services to the high-tech facility on a 15-year lease within 4,550 sq ft of office accommodation.

The new lease indicates a positive start to 2021 for Capreon at Kao Business Park, building on the successful letting to the Princess Alexandra Hospital NHS Trust, who took occupancy in 2020.
Kao Park opened in 2016 following a substantial redevelopment by the Noé Group. Over the last five years it has developed into one of the leading technology business parks in the country.

Located in the Cambridge-London corridor, the business park will offer Hertfordshire Partnership University NHS Foundation Trust access to the latest cutting-edge technology.
Kao Park is the only campus within 30 miles of London to combine 215,000 sq. ft. of Grade A office accommodation with a state-of-the-art data centre, set within a landscaped business park. The development by the Noé Group reflects the site’s historic heritage for innovation. Kao Data Campus is named after Charles Kao who, 50 years ago, co-discovered the technology behind fibre optic cable whilst working on the site for Standard Telephone Laboratories (later Nortel). His work won him the 2009 Nobel Prize for Physics.

In December 2020 it was reported that NVIDIA were housing the UK’s most powerful supercomputer Cambridge-1 at Kao Data due to come online in early 2021. The supercomputer will be used for a range of leading research ventures harnessing AI for use in drug discovery and analysis of NHS datasets.

Hertfordshire Partnership University NHS Foundation Trust is the principal provider of mental health and learning disability healthcare services to the 1.2 million population of Hertfordshire along with specialist healthcare services in Essex, Buckinghamshire and Norfolk. The Trust joins the Princess Alexandra Hospital NHS Trust, NVIDIA, Pearson Education, Arrow, Raytheon and Virgin Care Services at Kao Park. The addition of a further NHS Trust builds on the sustained growth of the area, expanding its reputation as a powerhouse of technology and innovation.

With 199,800 sq ft of Kao Business Park now leased, the remaining 15,200 sq ft is being marketed by joint agents CBRE, Derrick Wade Waters and Lee Baron.
